A new trend in maximizing your selling strategy is called Staging Your Home.
There are companies that specialize in this and will rent you furniture and
come in and design a perfect stage for your home. Or you can do it
yourself. This is done by giving potential buyers the feeling of a perfect
house. Items are brought into your house to maximize its assets and bring
down unwanted appearances.
For instance if your kitchen already shows well, you will want to remove clutter, clean
countertops and cabinets and place flowers, pretty bowls of fruit or a nice
candle inside to make it feel warm and inviting. But if your family room is
a little small you may want to take out large furniture and replace it with
a small sofa and arm chair. It will make the room feel more spacious and less
cluttered. Things like plants, hardcover books, nicely framed family photos, can add character to a house and make
people envision living there. It is essentially like going into a model
home. Designers try to picture what a potential home buyer who is seeking
that size and style home may want. If it is a conventional family style
neighborhood, such as Lansbrook, they may stage it for a growing family. If it is a snowbird's
sanctuary, they may have great getaway theme that does not need to
accentuate family lifestyles.
Pool or patio areas are a great place to stage a home as well. People who
want a pool home generally want to entertain outside or enjoy family
weekends splashing in the water. Nice patio furniture, an attractive
stainless steel outdoor grill, or outside kitchen or a perfectly placed lounging raft can give buyers
a vision of floating in the water or entertaining their family for a perfect
spring party.
Bathrooms are also a great place. A bowl of potpourri, a nicely placed
candle, and small accents can give a boring bathroom a romantic or homey
feeling. New towels, bath mats and shower curtains are also a great place
to start. People don't want to see warn and dated things and will not picture themselves soaking in a warm bath after a long day at work in a
dated bathroom. This is a place where putting away personal hygiene items
and a well spent $50 at your favorite linen store can really pay off.
Kitchens, bathrooms, and living spaces truly sell a home. Make yours stand
out above the rest. Today's real estate market is very competitive. You
need an advantage over your neighbors and small touches can mean a big
return on your investment.
